A buying checklist for Austrian property
Before proceeding with a home for sale, turn the listing into a set of information you can verify. A consistent process helps reveal differences that a headline price alone will not show.
Work through the purchase in order
- Set the limits: record the budget, intended use and essential requirements.
- Compare offers: list the area, condition, inclusions and occupation of each property.
- Inspect: prepare a viewing around the questions raised by those differences.
- Check: have the documents, rights, building issues and proposed use reviewed by the relevant professionals.
- Agree: understand the effect of an offer and arrange legal preparation and review of the contract.
- Complete: coordinate funds, registration and handover through the professionals handling the transaction.
Price and total expenditure
Budget for taxes, registration, legal work, any brokerage fee and financing costs as applicable. Seek a property-specific estimate and check any requirements connected with your nationality, location or proposed use.
Two points to clarify
Does “new build” mean ready to move into? Ask for the precise stage of completion and which finishes or fittings the price includes.
Does an occupied apartment come with immediate possession? Existing tenancy and handover terms need to be checked; do not infer vacant possession from the fact that it is for sale.
